Building a new home is a dream for many of us, but what’s actually involved and where do you start?  We asked Coral Homes what you need to know to build and they gave us their 10 step process to building a new home.

Step 1 – Getting Started

The first step to building a home is to find a home design and block of land that suit your needs and your budget.  It’s important to do your research – how will you use the space, what requirements do you have, how many rooms and what size?  The style of home you build will also be determined by the land you are building on – a narrow block, a standard block, or on acerage.

Step 2 – Getting Down to Business

Once you have found the right house for you, it’s time to make any modifications to the design.  Maybe you need a bigger outdoor entertaining area, or would like to include a butler’s pantry in the kitchen.  You also need to determine what are the standard inclusions, and whether you need to upgrade any items.   Now’s the time to do that, and then full working plans and a building estimate can be prepared.

Step 3 & 4 – Pre Contact Check & The Contract

Once you have made all your changes, you can review your plans and see how much everything is going to cost.  Now is the time to read through all the documentation so you know exactly what’s involved.

Step 5 – Approvals

Once the contract is signed, your builder will go about getting all the necessary council building permits while you get started on step 6.

Step 6 – Lighting & Electrical

This is a really important step as all the lighting and electrical is done in the early stages of the building process and can be hard to change down the track.  Work out exactly what lighting you need for each room, the number and location of power points, and what data and smart cabling you need.  Talk to a professional consultant to get the most out of this process.

Step 7 – Choosing Your Finishes

This is the most fun part of the building process but also the most daunting task for many people.  At this stage you need to choose the colours and all the fixtures and fittings for your new home.  Everything from kitchen benches, tiles, taps and sinks to paint colours and flooring choices.  Take your time to shop around and get some expert help so you are completely happy with the products you have selected in your new home.

Step 8 – The Green Light

This is when it all starts to happen.  The land is prepared, the concrete slab is poured and frame be frame the house appears.   You will liaise with both the Building Supervisor and Construction Manager during this time.

Step 9 – Handover

The time has come for you to finally get the keys to your new home.  Prior to moving in you will have a final inspection of the house and address any outstanding items, then it’s time to move in and pop the bubbly.

Step 10 – Settling Into Your New Home

Now is the time to enjoy your new home.  Arrange the furniture, buy rugs, and hang artwork.  Really explore and enjoy all your hard work.  During this time, all you need to do is record any items you feel need attention and your builder will inspect and address these items at the end of the first six months in your new home.
